Notice to Terminate a Month-to-Month Tenancy:

  • To tenant: 30 days (60 days in some locations)
  • To landlord: 30 days

Security Deposit Limit: 

  • 2 months' rent (unfurnished, no waterbed)
  • 2 and one-half months' rent (unfurnished, tenant has waterbed)
  • 3 months' rent (furnished, no waterbed)
  • 3 and one-half months' rent (furnished, tenant has waterbed)

Time Frame to Provide Security Deposit Refund Statement: 21 days

Tenant Allowed to "Repair and Deduct": Yes

Time Permitted for Rent to be Paid after Nonpayment of Rent Notice is Served: 3 days

Notice Required for Landlord to Enter the Dwelling in a Nonemergency: 24 hours
