Savvy Landlord collects ratings and reviews into an easy to understand interface. Our members grade local service providers they've used on a scale from 1 star to 5 stars (similar to Amazon book reviews) and then write reports about them which are instantly posted to the Vendor List. Rather than digging through the old-fashioned Yellow Pages randomly picking a repair service based on advertising hype, you can now check Savvy Landlord 24/7 to find out what other property owners and managers in your area are saying about the vendors they've hired.

Our exclusive word-of-mouth network helps property owners and managers choose the optimal vendor for the job, no matter how obscure the particular service need is. Savvy Landlord gives you a profile page on each contractor with contact info, detailed description of services provided, photos of work done, and customer ratings and reviews. You can add your own favorite contractors to the Vendor List and share your good or bad experiences with the plumbers, painters, and other service providers you've used on various jobs at your property. Don't just complain to your spouse or friends if you've been burned -- tell the world! Share your war stories! That way others won't get ripped off too. Who Are The Vendors? All vendors are added to the database by community members like yourself. Unlike referral services or YellowPages.com, companies don't pay to be on the Vendor List. Savvy Landlord does not accept any advertising money or “kickbacks” from the companies for favorable treatment. The Vendor List is strictly based on the feedback of area landlords who are Savvy Landlord members.Through customer ratings over time, the highest scoring service pros in your city tend to rise to the top of the list. Keeping Things HonestMembers can only report on a specific vendor once every 6 months, ensuring no one can artificially inflate or hurt company ratings through planting bogus reviews. All reviews submitted by members are screened by a Savvy Landlord staff moderator who looks for any irregularities, red flags, or inappropriate language. If we catch a dishonest review written by a friend or business associate of the service company in question, that vendor is reprimanded and the review is promptly removed from the List. Repeated violations will result in permanent banishment.
User Guide
Step 1: Let's say you have a major water leak in one of the pipes in your apartment building. After you log in at Savvy Landlord, click the Vendor List tab on the top menu. Select your city from the list and then choose the "plumbers" category. A list of plumbers in your area that other savvy landlords have used will appear along with each company's current grade rating on a scale of 1 star to 5 stars, just like a movie review on Netflix. Alternatively, you can search for vendors by zip code to find the ones closest to you. Just type your zip code in the seach box. Step 2: Click on a company name to see their full profile. This page will tell you: - Each plumbing company's average rating in the following areas: price, quality, on time, and professionalism.
- The total number of user reviews they have received.
- Their contact information.
- Their location on a Google Map, including a link for directions.
- What specific products and services they provide.
- How long they have been in business.
- Their hours of operation
- If they are licensed, bonded, or insured.
- If they offer free estimates.
- If they offer any discount coupons to new customers.
Step 3: At the bottom of the company profile page in the User Reviews section, you can read about each landlord's real-life experience with that company, review by review. All the juicy details are there for you to consider — straight from the mouths of members who've hired them. You can find out if the guy showed up on time, if he was honest and friendly in his dealings, and if he fixed the problem or just totally botched the job.
Final Step: After you've hired a contractor and the job is done, you submit a brief company review describing the work done at your property (including the cost). You can grade the company's prices, quality of work, response time, and professionalism. Tell us what you liked most about this contractor and what you hated about him, if anything.
